Review the rental criteria before completing an application.

  • Each person over the age of 18 who will reside in the home must complete an online application. Each person under the age of 18 who will reside in the home must be listed as an additional occupant. 


  • Subject to applicable laws, our requirements include, but are not limited to the following criteria:

  • A valid government-issued photo identification card must accompany all applications.
  • An additional form(s) of identification may be required. 


  •  A maximum of two persons per bedroom per property.


  • Gross monthly income is a minimum of three times the monthly rental rate.
  • One or more of these forms are required to verify sufficient income:  

                a. Screenshots are NOT a valid form of employment or income verification.

                b. Last three months of paycheck stubs that include YTD.

                c. Previous year's tax returns.

                d. Last six months of bank statements reflecting deposits 

                e. Banking institution, applicant name, and address must appear on the statement.


  • Employed at their current job for a minimum of six months.
  • A fully executed and verifiable offer letter of employment PLUS six months of previous employment paystubs from the same line of work.
  • Self-employment will require a tax return and bank deposits for the past 6 months.   


  • All applications are processed through a third-party screening company.
  • Poor credit references may result in denial.


  • Non-family references of former rentals must be verified for the past three years. 
  • Evictions, judgments, and/or landlord case history within the past five years will result in denial.


  • Any criminal convictions that could be deemed harmful or threatening to the current health and safety of an individual, the rental property, the neighborhood, or the property of others may be grounds for denial.
  • Violent, sexual or drug-related felony convictions within the last seven years will result in denial. 


  • Guarantor/co-signer will be accepted for lack of credit or rental history, but not for both.
  • Guarantor/co-signer will NOT be accepted for bad credit or insufficient income.
  • Guarantor/co-signer gross income must be five times the monthly rental rate.
  • Guarantor/co-signer must reside in the state of Missouri or Kansas.

  • A $65.00 application fee per person must be paid before processing the application. 
  • Anyone over the age of 18 must complete an application. 


  • You will be charged a $95 administration fee with your move-in documents. 
  • This is a non-refundable fee.


  • A minimum of a one-year lease is required. 


  • We do not accept housing voucher programs. 


  • Yes. 
  • You may purchase your own rental insurance coverage or purchase rental insurance via MGC Leasing via our 3rd party vendor.
  • If you choose to purchase your own insurance, we ask that you send proof of coverage for the term of your lease. 
  • For any reason coverage is canceled or terminated, you will be automatically enrolled into our rental insurance program and the cost would be added to your ledger.


  • Pets are not permitted in all rentals. 
  • Check the listing for pet policy and restrictions.
  • Breed and weight restrictions may apply 
  • Pet Fee and pet rent vary between rentals
  • All pets must be pet screened during the application process.
